LAND Wanted - CASH buyer (Bigfork)

I am trying to find small acreage 2-3 acres somewhere thats PRIVATE and quite in the Bigfork area, hopefully south down in the Ferndale area or going toward the swan, even as for as Condon is ok, I am a cash buyer at the right price, my max budget is $150k I am hoping to find an owner who I can work with directly along with whatever local title company.
I just want to buy from an HONEST person for a fair price.
If you have a couple acres and you'd consider selling to the right person, I mean someone who is extremely quite clean honest and want be a neighbor that will bother you.
PLEASE message me what you have, and about how much money you would ask for a simple cash sale.

no offense but I do NOT want a realtor, I have lived here for 20 years, mostly Kalispell but would rather find a place down toward the Swan.
I know its a long shot but I am just trying my best.
